The Tehama Lofts presents a new model for mixed use loft development in San Francisco. Located at 245 Fifth Street in SOMA, this project transformed a commercial warehouse into 27 mixed-use live/work units, and in its new form promises to be a vital addition the local neighborhood.

Each loft features an independent entrance and north-facing, sawtooth skylights – offering excellent natural lighting – and the 20-foot ceilings allow for possible mezzanine construction. Units were delivered raw, and owners were given the opportunity to purchase adjoining units to combine them for mixed residential and commercial use.

Currently, more than half of the units are used distinctly for live/work and feature a wide variety of creative professionals, young families, and small businesses, including photographers, artists, writers, dancers, and designers. With units priced at around two-thirds of median market value, the Tehama Lofts project is a prime example of creating dynamic communities through clever zoning and architectural ingenuity.
